How much guaranteed rent will you offer me?
We only make offers that work for you and for us. Therefore we assess every property individually, taking into account room sizes, facilities such as ensuites, dishwashers, garden, location etc. We don’t hammer down our rent to you just to make a profit.
What is a light refurb?
Depending on the current condition of the property we add new carpets, paint and decorate, update fixtures and fittings and buy new furniture. This can increase the value of your property and you get to keep it all at the end, for free!
Who are your tenants?
We only rent our properties to working professionals on 6 month contracts. We carry out thorough referencing according to NLA recommendations, take deposits and comply with all Right to Rent and other government checks. You never need to meet the tenants, we do it all for you!
Isn't this subletting?
Not at all. If someone is currently renting a room on an AST and subsequently rents out their room to a third party, that is considered subletting. We use a management or guaranteed rent agreement, and the ASTs continue to be between yourself as landlord and the tenant, in the same way a regular letting agent would work.
